Services

A good estate agent understands the importance of providing quality marketing in conjunction with a professional, honest and friendly service. This is exactly what we strive to deliver at Andrew Downing-Booth Estate Agents. We are an entirely independent estate agent which means that we are able to offer a personalised service to each and every client, as well as marketing that will make your home stand out from the crowd.

Residential Services

The Personal Touch, Overseen By Andrew

We work as a very close team, but every single property will be personally overseen by our director Andrew, who has over 16 years experience in the industry within the Staffordshire area.

Local

We understand the importance of being in the best location to showcase your home; this is why we are located in a contemporary, renovated office at the heart of the city centre, and utilise illuminated window displays to show off your home.

No Tie In Period

Unlike nearly any other estate agent in the area, we do not tie our clients in to a minimum agency period. This is something most other agents don’t like to talk about, but because we are so confident that you will be happy with our service, we shout about it, as there’s no minimum period if you market with us

Our Online Package

The property portals are where we really get to showcase your home, which is why we pay for your property to be advertised on three of the most popular sites: Rightmove, Zoopla and Prime Location.

Photography

The photos of your property are quite possibly the most important part of your marketing. Using a high specification Canon camera, along with our professional property photography course training, we ensure high class images for all aspects of your advertising. What’s more, we outsource the editing of our photos, which means you get professionally edited photography for no extra cost.

Tailored Marketing

It is your estate agent’s job to make your home stand out. Whilst we utilise the usual floorplans and For Sale boards as standard, being independent enables us to tailor what we can offer to each client. It also means quirky and individual property descriptions, which make your property much more memorable to a prospective purchaser. We even include a 360 degree virtual tour as part of our package at no extra cost.

Honest, Friendly and Professional Advice

Ask most people what they expect when they walk into an estate agents, and they probably will not say a ‘friendly and warm’ greeting. We want to break that mould, with our clients feeling comfortable to pop into our office for advice: expect a cuppa or hot chocolate upon arrival! Our experienced team offer professional and honest advice in order to give you the best chance of selling your property or finding your perfect new home.

Sales Progression

One of the most important services an estate agent can offer is a sales progression package, and we appreciate how stressful this part of the process can be. We commit to chase every agreed sale on a regular basis, and to keep you informed right through to the completion of your sale.

Other Services

Conveyancing

Choosing the right solicitor at the right time can be the difference between completing on your sale and losing your buyer, as well as having an offer accepted on your perfect property and missing out on your dream home. We advise having your solicitor/conveyancer instructed prior to agreeing a sale, as this can shave weeks off the time it will take to complete your sale. At the same time, if you find a property that is extremely popular, and you have already chosen a legal representative, this improves your chances of having your offer accepted over other interested parties. Please contact a member of our team to discuss how we can help you find the right solicitor, at the right time for you.

Financial Advice

Buying a property is one of the most expensive transactions you will make during your life, so it is important to shop around. Our local financial services expert can do the legwork for you, and even has access to rates which are not available on the high street. Their expert advice and knowledge will help you find the best rate. Here to share an insight of the mortgage industry with you and to cut through the jargon, they can offer tips from how to improve your credit score, to understanding the remortgage process. They can help with a variety of aspects including first time buyers, buy-to-let, moving home, new build, self-build, shared ownership or mortgage protection. Call our team to find out more.

Auctions

Not all properties benefit from selling on the open market, and not all clients are looking for the same result. For that reason, we offer an auction service which can be the perfect fit for the right property, and by using Andrew Downing-Booth Estate Agents, you can be confident that you will receive the best quality advertising in a highly competitive market place.

Frequently Asked Questions

Q What do estate agents do?

A Estate agents are great assets to you when you’re selling your home. They market your home, conduct viewings to potential buyers, manage negotiations, as well as keep everything moving and organised for you. One of the most important parts of an estate agents job which often people don’t realise, is what is known as sales progression. Solicitors will not keep you up to date with where they are up to in 95% of cases, and won’t chase the other parties solicitor. That’s where a good estate agent steps in and manages the whole conveyancing process to keep all parties up to speed with where the legal process is up to, and to ensure that nothing is holding up proceedings. Hiring an estate agent really takes the stress out of selling your home, as they bring their experience and expertise to the table.

Q How do estate agents value houses?

A Estate agents take a lot of different things into consideration when they value your home. From the number of rooms / square footage, to the location, plot size and even the smallest features that might help increase its financial value, such as whether or not there is a downstairs WC. They’ll look at things like the age of appliances, any issues you may have faced when living there, conditions of windows and doors, and many more, before they make their decision.

Q What should I ask estate agents when selling my home?

A When looking around for the best estate agent for you, consider asking them about fees, marketing techniques, predicted time frames, contracts, and tie-in periods. It’s worth getting to know your estate agent, to ensure that their values as a business align with yours as a seller

Q How can I sell my home fast?

A The most important thing when quickly selling your property is good presentation. The potential buyer needs to be able to picture themselves and all their belongings living there, so make sure you declutter, clean, and tidy so that they can get the best blank canvas.

The second thing is the price. Make sure you get a variety of opinions when it comes to the selling price of the property to make sure you get it right – it can be the make or break of your sale. The third thing, although it seems like a given, is parking. Being unable to park at your potential new home could be the difference between a successful and an unsuccessful property viewing, so make sure there is a space on the drive, or in front of the property for them to park, even if this means you parking your vehicle elsewhere, but at the same time, try not to park on the road you live on; a savvy buyer will even take into consideration the amount of on street parking on your road.
